The Longboat Key home
you'll hand down
Longboat Key is the quiet end of the Gulf Coast: ten miles of barrier island between the open Gulf and Sarasota Bay, where the pace slows and a home is meant to be kept. Trinity builds here the way the best homes on the Key are built. The home is modeled in full before ground breaks, the budget is open so you see where every dollar sits, and a builder is on your site every day. Our Bay Isles Modern home was delivered a week ahead of schedule and under 1.5% over its pre-pandemic price, through Covid, and went on to win a 2023 Grand Aurora and a Home & Design cover.
What it takes to
build well on Longboat Key
The setting is the whole appeal, and it is also what makes building here a different job than building inland. Longboat Key is a barrier island in a coastal flood zone, so homes are elevated to meet it, and Gulf-front and bayfront sites carry the strictest standards before anyone draws a floor plan. The town spans two counties, Manatee and Sarasota, and much of the Key sits inside gated communities like Bay Isles and the Longboat Key Club, each with its own design review to satisfy. Permitting runs long, lots are tight, and staging happens between neighbors and the weather.
None of that is a reason to compromise. It is a reason to plan harder. We model the home in BIM and SketchUp before buyout, so conflicts surface on a screen instead of in the field. We keep full-time supervision on site, so the sequence holds and the trades stay coordinated. And we are local, close enough to be present, because Longboat Key projects reward a builder who shows up. On Bay Isles Modern, that preparation is what let us deliver a 6,000 square foot concrete home a week ahead of schedule and under 1.5% over its pre-pandemic contract price, through the worst supply-chain years in memory.
Award-winning homes,
built and renovated on the Key
Bay Isles Modern, Bay Isles
Architect: DSDG Architects | Interiors: Trinity Design | New construction, 6,000 sq ft, 18 months
A modern retirement home in the gated community of Bay Isles, built as a complete concrete shell to weather anything the Gulf can bring, for a couple who had relocated from New England. We built the home twice: first as a full BIM model, so the build was planned before it began, then in the field. It was completed one week ahead of the contract schedule and less than 1.5% over the original pre-pandemic price, despite breaking ground just before Covid changed every builder’s job. The home won the 2023 Grand Aurora for Best Custom Home 5,000 to 10,000 square feet and was selected as Home & Design’s fall 2023 cover, the fourth cover for a Trinity-built home in five years. Coastal Classic Retreat, Light House Point
Interiors: Pecky Design | Major waterfront renovation
A full renovation of a waterfront home on Longboat Key, and proof that Trinity’s standard holds on a remodel as firmly as on new construction. It won a 2024 Grand Aurora for Best Interior Detailing on a home over one million dollars, for its wine and billiards room, and a Silver Aurora for Best Renovated or Restored Residential Project. It is the kind of project where the result depends entirely on the detail, the part of building that does not photograph until it is finished.
An ongoing presence on the Key
Repeat clients and active work along Longboat Key
Trinity’s work on Longboat Key did not stop at those two homes. We have longtime repeat clients on the Key who call us back for the work that keeps a home right, and we have several Longboat homes in design right now with the architects our clients trust, including DSDG Architects, MHK Architects, Lear Studio Design, and Beacon Home Design. On an island this size, a builder’s reputation travels from one neighbor to the next, and ours has.
The same standard,
set from the start
Every Longboat Key home Trinity builds runs on the same disciplines. Open-book budgeting, so you see where your money goes and the contingency is a visible line, not a surprise. BIM-driven framing standards the trades build against. Full-time on-site supervision, not a project manager checking in between other jobs. It is the part of building that does not photograph, and it is the part that protects the home you can see.
The architects and designers
we build alongside
The best Longboat Key homes come from talented professionals collaborating without ego. Trinity builds alongside the architects and designers our clients already trust, including DSDG Architects, MHK Architects, Lear Studio Design, and Beacon Home Design, with interiors by partners such as Pecky Design and our own Trinity Design. We protect design intent and bring the construction expertise that makes it real.
